Laguna Beach Oceanfront Estate Sells for $82.6 Million, the Second-Priciest Sale Ever in Orange County
An oceanfront compound at 100 Rockledge Road in Laguna Beach has sold for $82,569,990, rounded to $82.6 million in most coverage. The Orange County Register and the Wall Street Journal both rank it as the second-highest residential sale ever recorded in Orange County, behind only a $110 million off-market deal in June. The house was built in 1974 to a design by architect Fred Briggs, spans 14,434 square feet on 1.02 acres, and has eight bedrooms.
The estate came to market on July 24 at $112 million, or $7,759 per square foot, and had a buyer 82 days later. The closing price was about 26 percent below the asking price. The sellers are David Wilson, owner and chief executive of the Wilson Automotive Group, and his wife, Holly Wilson. The Wall Street Journal reported they bought the property for about $16 million in 2001; public records show that purchase at $17.9 million, followed by roughly $20 million of rebuilding.
Meital Taub and Jill Lockhart of Livel Real Estate, who co-listed the property, told reporters it is the highest-priced home ever sold in Orange County through the MLS. One off-market transaction was higher, so by their own accounting the estate lands at No. 2 overall. Lockhart said the sellers weighed a private sale but chose the MLS instead, to give more buyers a chance to bid. "The seller was serious about selling, and their intention was to get the deal closed," she said.
Records reviewed by the Orange County Register show title held by Primehaven Co LLC, a California entity that conceals the buyer's identity. The listing's stated terms were cash or cash to new loan — consistent with a quiet, fast close at this end of the market.
Listing copy for the estate is unusually specific: an oversized rotating bed in the primary retreat, set beneath an operable ceiling that opens to the stars; a sculptural spiral staircase with a glass floor rising to a library that appears to float above the Pacific. The grounds add a private cinema, a wine cellar, a wellness suite with fitness studio, sauna and steam shower, a private amphitheater, an ocean-view championship tennis court, gated steps to the sand, an eight-car garage with a motor court for 20-plus vehicles, and more than 2,000 square feet of oceanfront terraces.
Orange County's record belongs to a beachfront estate in Emerald Bay that closed June 9 for $110 million — roughly $11,000 per square foot, all cash and never publicly listed. It beat the county's previous $70 million mark, set in 2021 at Abalone Point, also in Laguna Beach, by $40 million. That gap is precisely why the Rockledge Road sale ranks second rather than first.
Market data from Realatrends puts Laguna Beach's median sale price at $3.37 million in its September report, up 14.0 percent from a year earlier, with a median 69 days on market; the August figure was $3.35 million, up 8.9 percent. Taub said Orange County's $25 million-plus tier has been gaining activity over the past three years, with buyers chasing lifestyle — especially at landmark properties.
For sellers, a 26 percent haircut that still lands second in county history suggests the gap between aspirational asking prices and closing prices has become routine at the top. For buyers, a shell company and a cash close are standard practice — privacy and speed first. For the brokerage, Livel Real Estate now holds the county's highest MLS sale; the team was named Laguna Beach's No. 1 team by volume and units in May by RealTrends Verified. For neighbors, the trade lifts the price anchor for Rockledge Road and the coast around it.
Supply keeps testing the ceiling. In Dana Point, 1 Strand Beach Drive is listed at $65 million, the city's most expensive offering, with builder Steve Martin of Legacy Builders as the seller. Whether Orange County's high-end run continues will show up in how quickly that listing moves, and in what higher rates and shifting inventory do to ultra-wealthy buyers.
